What comes with every home?
Every home is a newly built (2024) 3-bed, 2-bath duplex, 1,154 sq ft on a single level, with an attached two-car garage and a private fenced backyard. Inside: quartz countertops, stainless steel appliances (refrigerator, electric range, microwave, dishwasher), luxury vinyl plank flooring, vaulted ceilings, ceiling fans, a double-vanity primary bath, walk-in closets, a full-size washer and dryer, a covered patio, and central heat and air.
How do I apply?

What are the qualification and screening requirements?
Applications are screened for credit, background, and rental history, and each is reviewed individually in line with fair housing law.
Do you accept housing vouchers (Section 8)?
Yes. Housing Choice vouchers are welcome for applicants who meet the other qualification criteria and are approved.
How long are the leases?
Leases are 12 months standard. Need a different length? Ask — we can sometimes accommodate.
What are the deposit and move-in costs?
The security deposit is $1,750 — fully refundable when you leave the home clean and undamaged. Monthly, you pay rent plus a $20 service fee (it covers light bulbs, HVAC filters, landscaping, and pest control). There's a current one-month-free move-in special (applied as 50% off your 1st and 6th months). Ask us for the exact numbers on the home you want.
Is there a monthly service fee?
Yes — every home carries a $20/month service fee in addition to rent. It covers light bulbs, HVAC filters, landscaping, and pest control, so your monthly total is rent plus $20.
Are pets allowed?
Yes — cats and dogs of any size are welcome, up to 2 pets per home. There's a $500 refundable pet deposit, plus $50 a month per pet. Pets must be spayed or neutered and current on vaccinations (bring vet records), and a pet play area is coming soon to the community.
How does maintenance work?
Every home is covered by 24-hour maintenance, and you can submit requests online anytime. Maintenance is provided by management — you are not charged for repairs unless the damage is due to tenant misuse. Rent is paid online too.
Who pays the utilities?
Residents set up and pay their own utilities, the same way you would in a house.
Is smoking allowed?
Smoking is not permitted inside any unit.
Is renters insurance required?
Yes — $100,000 of tenant liability coverage is required, and proof is due within 30 days of your lease start date. Contents coverage for your own belongings is recommended but not required.
When can I move in?
Homes are available now. Availability changes, so reach out for what's open this week.
